Because the Pacific Northwest receives an average of 37 inches of rain per year, we lead every conversion with building science rather than just cosmetics.

This project required a thorough moisture assessment of the original slab and foundation. We specified a layered strategy including vapor barriers and foundation sealing to ensure the new living space stays dry, comfortable, and energy-efficient year-round.

To make the unit feel like a primary residence rather than a conversion, we prioritized natural light and vertical scale. We utilized the existing roofline to create expansive vaulted ceilings accented by modern track lighting.

The layout includes high-end finishes like engineered hardwood and custom cabinetry, with all mechanical systems including a space-saving laundry center and HVAC concealed to maintain a clean, polished look.
