Mercer Island Master Bathroom Remodel
For this Mercer Island residence, we eliminated restrictive mid-century partition walls to merge a cramped dressing area and bathroom into an open-concept primary suite. The engineering scope involved re-routing main plumbing lines, leveling subfloors for a continuous chevron tile layout, and installing a custom dual walnut vanity alongside a freestanding soaking tub and glass-enclosed wet room.
Spatial Reconfiguration: Dismantling the Mid-Century Floor Plan
The original primary suite suffered from a highly fragmented, inefficient layout typical of mid-century Pacific Northwest architecture.
The bathroom plumbing fixtures were isolated behind dark, wood-paneled partition walls, separating a cramped walk-in dressing closet from a low-clearance tub-shower combination.
Dated fluorescent lighting, blue paint, and worn linoleum flooring made the space feel restrictive despite its generous footprint.
Our main engineering objective was to open the entire layout. This required removing three non-bearing interior walls, leveling uneven subfloors across the bedroom-to-bathroom transition, and completely re-routing the waste stacks.
The structural overhaul converted a series of dark closets into a fluid, multi-functional primary retreat filled with natural light.

Mechanical and Structural Execution
Reconfiguring this floor plan required relocating active utility lines. Our plumbing team core-drilled sections of the floor framework to relocate the main waste line four feet to the left, allowing the toilet to be isolated in its own private water closet.
The shower subfloor was rebuilt using a sloped, pre-fabricated mortar bed lined with a continuous topical waterproofing membrane to protect the home’s structure against long-term moisture penetration.
For sound attenuation, the newly built partition walls surrounding the water closet were packed with dense mineral wool insulation prior to drywall installation, verifying acoustic privacy within the master suite.

By stripping the space down to the bare framing studs, we consolidated the separate dressing zones and plumbing footprints into a unified master suite. The old wood-veneer closets were replaced with an open-concept plan centered around a freestanding hydrotherapy soaking tub and a glass-enclosed walk-in wet room.

Plumbing Fixtures: Wall-mounted brushed gold rain shower head, matching thermostatic controls, and a height-adjustable handshower mounted on a vertical slide bar.
